OZB (Onroerende Zaak Belasting) is Dutch property tax paid by homeowners based on property value (WOZ) and municipal rates.

WOZ value is determined annually by municipalities based on market value as of January 1st, used for calculating property taxes.

You can find your WOZ value in your annual WOZ assessment notice from the municipality. You can also often view it via MijnOverheid or the WOZ-waardeloket. The WOZ value is used for taxes like OZB and other property-related levies.

OZB is calculated by multiplying the WOZ value by your municipality's OZB rate. Each municipality sets its own OZB rate annually, so the percentage can differ significantly per municipality.

OZB is charged annually, usually in spring. You can often choose to pay in one installment or in terms (e.g. 2, 4 or 10 installments). The municipality will send you an assessment.

You can object to the WOZ value if you think it is too high. This must be done within 6 weeks of the decision. Objecting to the OZB rate itself is usually not possible.

WOZ value (Waardering Onroerende Zaken) is the official property valuation set annually by municipalities. It is determined on January 1st based on property sales from the previous year. You receive the WOZ assessment around February.
